Inventory Reports An inventory report forms part of the contract between a landlord
and tenant. It should provide an accurate written record of the condition
and contents of a property at the start of a tenancy and be checked again
for differences at the end. Blue Sky’s inventory reports strictly
follow both the AIIC and ARLA codes of practice for residential letting.
A
full inventory represents a detailed description and thorough report on
the condition of a property’s décor, contents, fixtures,
fittings and furnishings including gardens and garages.
All contents, fixtures
and fittings are given individual serial numbers for ease of future reference.
Once
the report has been completed, Blue Sky will provide an electronic copy
via email and one hard copy to the instructing principal. Additional
hard copies can be provided at a charge of £5 / report.
Blue Sky will
guarantee to provide the full inventory report for the check-in appointment
for all bookings where the inventory can be undertaken 3 working
days in advance of the check-in date.
Blue Sky will undertake special arrangements of checks if required and
made in advance of the inventory inspection.

Inventory Retype
Where appropriate, Blue Sky can provide an inventory retype for a new
tenant where the original inventory and check out was undertaken by ourselves
and where no major changes to the properties décor and / or contents
have been made. This is a cost effective alternative for short term lets.
Schedule
of Condition and Check-in
The Schedule of Condition and Check-in report is offered as a low cost
alternative to the full inventory report and separate Check-in. It can
be useful for landlords / agents letting small unfurnished properties.
The Schedule of Condition provides only a brief description of the décor
and contents of a property and is compiled on the same day as the check-in
just prior to the tenant arriving for the check-in appointment. The same
check-in procedure is carried out as detailed on the check-in page.
The
check-in procedure allows the tenant to raise any issues they encountered
upon inspection of the property they wise to be included within the Schedule
of Condition. On completion of the check-in, a signed declaration agreeing
to the contents of the check-in report is obtained from the tenant and
he/she is reminded of their responsibility to ensure that the Schedule
of Condition is a fair record of the condition of the property and its
contents.
A typed copy of the Schedule of Condition and Check-in report
is then sent to the instructing principal along with the tenants signed
declaration
sheet. Additional copies can be provided at a charge of £5 / copy.
The tenant has two working days upon receipt of the report to log any amendments
with the working copy held by the instructing principal. Once this period
has elapsed the tenants agreement with the report and its contents is assumed.
Any
significant damage to the décor or contents of the property
is described in as much detail as in the full inventory report.
