Sub-contracting to a third party to undertake and produce inventory and check-in and out reports provides a professional service to what is becoming a more expecting and demanding industry. An independent service provides a positive and professional outlook to the residential letting service. Our reports are fair and objective to all parties.

The thoroughness of our reports reduces the likelihood of a dispute at the end of a tenancy. Using an independent company maintains your neutral position between the tenant and the landlord and distances yourself from any disputes. We manage a tenants expectations during the check-in and out process to ensure they fully understand any deposit deductions that may have to be made.

The ARLA Code of Practice states:

  • “at commencement of a tenancy, any Inventory/Schedule of condition prepared for the client by the Member Firm, or an appointed sub-contractor, is sufficiently detailed and up to date to allow it to be used as a fair measure at the end of the tenancy.
  • “arrange for a tenant to be checked-in to the property accompanied either by an Inventory Clerk …… promptly provided with the Inventory/Schedule of Condition and advised of the need to formally raise in writing any notable discrepancies, deficiencies or differences identified, within a specified period of time.”

Unless otherwise requested, all Blue Sky reports are held on record for a minimum of 2 years as recommended by the AIIC.

Services Provided
To be used within the process of residential and corporate letting, Blue Sky offers the following key services:

inventory report / schedule of condition
an accurate written record of the condition & contents of a property at the start of a tenancy to be checked again for differences at the end.

check-in report
an inspection of the property with the tenant to ensure that the inventory provides an accurate description of the property, a list of keys handed over and utility readings.

check-out report
an examination of the property at the end of the tenancy against the inventory and compilation of a report ascribing responsibility for any dilapidation’s, damage, missing items and cleaning.

cleanliness reports & management inspection reports
provide an appraisal of the cleanliness of the property, any significant damages / breakage’s and compliance with terms & conditions of the Tenancy Agreement.
